Signs and Identification

Termites do not always arrive with an obvious warning. Around Southern California homes, drywood termites may leave tiny piles of hard pellets below a sill, baseboard, or attic timber. Shed wings, mud tubes, or wood that sounds hollow can also justify having the property inspected.
Start with the shape. A termite swarmer has a thicker waist, straight antennae, and four wings that are roughly equal in length. Flying ants look different: narrow waist, bent antennae, unequal wing pairs. Keep one safely contained if possible, and we can help identify it.
Not automatically. One or two winged insects do not prove termites are living in the structure. Still, repeated indoor swarmers or piles of discarded wings near windows deserve attention. We can inspect the area, identify what you found, and check whether a colony is actually nearby.
Drywood termite frass is easy to mistake for grit. The pellets are tiny, hard, and characteristically six-sided, often gathering below small openings in infested wood. Subterranean termites leave another kind of clue altogether. They typically build mud tubes rather than pushing out visible pellet piles.
More than one termite species can turn up around Los Angeles County. Drywood termites live within dry wood, subterranean termites come from colonies in the soil, and dampwood termites favor very moist or decaying timber. We identify the type first because that finding changes the treatment choices.
Termite swarming depends on the species and weather. Drywood termites in Southern California commonly swarm during warm daytime periods in summer and fall. Subterranean termites often swarm after rain during warmer spring or fall conditions. Indoor swarmers are a good reason to schedule a professional inspection.

Termite Inspections

An inspection makes sense when you notice termite signs, are buying or selling property, or have gone several years without one. UC IPM recommends periodic inspections every three to five years. At Elite1 Termite Control, every treatment decision begins with determining what species and activity are actually present.
We inspect accessible rooms, attics, crawl spaces, garages, eaves, exterior areas, and other reachable locations for pellets, mud tubes, wings, damage, moisture, and wood-to-soil contact. Most inspections take about 30 to 60 minutes, although larger properties or tight access areas may require considerably more time.
Homeowner termite inspections are free with Elite1 Termite Control. Real-estate inspections that require a written WDO report for escrow may involve a separate report fee. Because that fee is not published as a fixed amount, call us for the current price before scheduling an escrow inspection.
A California WDO report records visible wood-destroying pest or organism findings, affected areas, recommendations, and conditions that may lead to future trouble. Separated reports distinguish active Section 1 findings from Section 2 conditions. We also document our observations clearly so you can understand the recommended next steps.
California requires a written WDO inspection report to be delivered within 10 business days from the start of the inspection. Elite1 also handles escrow reports, but we do not publish a shorter standard turnaround. If you have contingency or closing dates, tell us when you schedule the inspection.
A second opinion can be useful when the proposed work is extensive or costly. California inspection reports may contain similar findings while recommendations differ, and UC IPM advises comparing professional opinions for drywood termite problems. We will explain our own findings and whether we agree with earlier conclusions.

Treatment Options

Maybe, but tenting is not the automatic answer. Localized drywood activity in reachable wood may be handled with foam or spot treatment. Widespread colonies hidden through framing can call for whole-structure fumigation instead. We inspect the property first, then explain why one approach fits better.
For a small, reachable termite problem, we may drill into the affected wood and treat the galleries from inside. Foam moves through tight channels you cannot see from the surface, which helps us reach hidden activity. Once treatment is finished, we seal the access points.
Borate is applied to bare, accessible wood, where it penetrates the material and remains effective while the wood stays dry. We use it where exposed framing makes direct application practical, including attics, crawl spaces, remodels, and new construction. Weather-exposed or soil-contact wood may need another approach.
With subterranean termites, the soil matters most because that is where the colony lives. Treatment may involve trenching or drilling so termiticide can be placed along the foundation or beneath a slab. We also look for leaks, excess moisture, and wood-to-soil contact that could keep conditions favorable.
We use registered termite-control products and apply them according to their labels and required safety rules. Before treatment, California disclosure requirements provide information about the pest and product being used. Questions are welcome. We can walk through the planned materials and explain where and why they will be applied.
Yes, termites can return after treatment because future colonies may arrive later. Elite1 backs treatments with a service guarantee, and coverage terms depend on the service agreement. If activity returns in a treated area during active coverage, we return as provided by that guarantee and review what is happening.

Tenting Prep and Coming Home

For whole-structure tenting, yes. Everyone, including pets and plants, must be out while the structure is fumigated and until it is cleared for re-entry. With many localized options, such as foam, spot, borate, or soil treatments, leaving home may not be necessary. We explain requirements beforehand.
Two to three nights is the usual window to plan for. The exact timing can shift because setup, fumigation, aeration, and final clearance all have to happen in order. We give you the schedule beforehand, then let you know as soon as the home is cleared for re-entry.
Preparation varies by what is inside the home, so we give you a job-specific checklist before tenting. Food and medication may need approved fumigation bags or removal, depending on their packaging. Pets and plants also need attention. Follow our checklist rather than relying on a general internet version.
Natural gas service must be shut off before fumigation begins. SoCalGas says only the utility or its certified contractors may operate the service shut-off valve, and the utility restores service afterward. We coordinate the fumigation schedule with you so required utility arrangements can be completed before the tent goes up.
You receive written fumigation paperwork before the job, typically at least 48 hours in advance, as California requires. It identifies the pest, fumigant, active ingredient, safety information, preparation steps, and re-entry details. We also go over the instructions that matter specifically for your property beforehand.
No one goes back inside simply because the tent has come down. The structure must first be aerated and tested. California requires sulfuryl fluoride to measure 1 part per million or less for re-entry. The licensed fumigation team performs that clearance process before we confirm you can return.
Once the home has been properly aerated and cleared, special scrubbing is not required. The fumigant does not leave a toxic surface residue that calls for washing dishes, clothing, or utensils. Follow the re-entry directions we provide, then bring back or unpack protected food, medication, pets, and plants.
Roofs and landscaping need attention before the tent ever goes up. Our fumigation crews work carefully around gutters, plants, roofing materials, and nearby exterior features. Tell us beforehand about fragile tiles, crowded planting areas, or anything else unusual so those conditions can be reviewed during job preparation.

Escrow and Real Estate

A termite inspection is not automatically required in every California sale. Your purchase contract, lender, or loan program may call for one. Even when optional, a WDO inspection can reveal active infestation, damage, or conditions worth addressing before closing. We provide escrow inspections and written reports when requested.
On a separate California WDO report, Section 1 covers visible active infestation or infection and damage resulting from it. Section 2 lists conditions considered likely to lead to infestation or infection when no visible active evidence is found. Keeping them separate helps buyers and sellers understand the findings clearly.
There is no single rule assigning termite costs to every buyer or seller. Payment depends on the purchase agreement and what the parties negotiate. Section 1 and Section 2 items may be handled differently. Review those terms with your real estate agent or other transaction professional before authorizing work.
A termite clearance generally refers to documentation related to completed corrective work. In California, a Notice of Work Completed and Not Completed may be issued after authorized work is finished. Depending on the transaction and work performed, additional certification or completion documentation may also apply.
Yes. California’s Structural Pest Control Board lets consumers search whether a WDO inspection was reported for a property during the preceding two years. Copies of inspection reports and completion notices can then be requested from the Board. This can help buyers understand recent documented termite or repair history.
California allows up to 10 business days from the start of a WDO inspection for delivery of the written report. Elite1 handles escrow work, but we do not publish a fixed faster turnaround. Give us the property address, access details, and transaction deadlines when you schedule.

Cost, Guarantees and Scheduling

There is no honest one-price answer for termite treatment. Cost changes with the termite species, where activity is located, how far it has spread, property size, access, and the treatment selected. We inspect first, discuss the available options, and give you pricing before approved work begins.
Yes. Elite1 currently offers $100 off termite treatment when a customer signs a new service agreement. Promotions can change, though, so ask about the offer when requesting your quote. We will confirm the current terms and apply the discount when your service qualifies for it.
Yes. Our termite treatments come with a service guarantee, but the coverage is tied to the treatment and the agreement for that job. We review those terms before work starts. If covered activity returns while the guarantee is active, we handle the return according to that agreement.

Usually not. Termite damage tends to happen little by little, and standard homeowners policies commonly exclude damage caused by insects or long-term maintenance issues. Still, coverage is not identical from one policy to another. Check yours or ask your insurer directly. Catching termites early can also help limit repair costs.

There is no fixed wait time we can promise because the schedule changes with location, workload, and the type of appointment. Our Lawndale office puts South Bay homes closest to us, but we also serve Los Angeles County. If escrow is involved, tell us the deadline when you call.

Prevention

Think first about moisture, wood, and access. Fix leaks, improve drainage, clear away scrap lumber or stumps, and keep structural wood from touching soil where possible. Dry, ventilated crawl spaces also help. UC IPM recommends a professional termite inspection every three to five years to catch activity sooner.
Wood against soil gives subterranean termites something they are very good at using: a hidden route from the ground into the structure. Dampness can make that contact even more favorable. UC IPM recommends keeping structural wood separated from soil where practical, and we check those areas carefully during inspections.
Yes, it can complicate detection. When stucco extends into the soil, subterranean termites may travel behind it and reach the structure without leaving easily visible mud tubes on an exposed foundation. If your stucco meets the ground, mention it during the inspection so we can examine that area closely.
For structural termite infestations, do-it-yourself treatment is rarely dependable. UC IPM notes that effective termite products and techniques in California are generally intended for licensed professionals. Homeowners can still help by fixing leaks, reducing wood-to-soil contact, removing cellulose debris, and calling for inspection when warning signs appear.
Yes, exposed framing creates a useful opportunity for preventive wood treatment. Borate can be applied to bare wood during remodeling or new construction and remains in dry wood. We can coordinate treatment while framing is accessible, before insulation and drywall close those surfaces and make direct application more difficult.
